The Region of Valencia is making changes to the regulations on tourism licenses. It is important to remember that these changes are intended to improve the operation, safety and management of the tourism sector, not to block it in the Costa Blanca region! However, it is crucial that all current and new license holders are aware of the new requirements and procedures, as this is a great opportunity for those looking to invest.
Find out what these changes mean for you as an investor and how they can positively affect your short-term rental business! 🏡✨
- Better quality tourism = higher income 💰
The new rules mean that well-managed properties and that meet the regulations will obtain a tourist license. This will increase the quality of rentals, which will translate into satisfied tourists and higher rental rates. 🏠✨ - Duration of the short-term rentals 🏡✨
According to new regulations in the Valencia region, renting a property for tourist purposes cannot exceed 10 days (to the same tenant), and of course, the license is required.
What happens with rentals over than 10 days? Do they need a license? Rentals that exceed more than 10 days don’t need a tourist license but at the same time, they can’t be published on OTA portals (Airbnb, Booking, etc.). These portals are not meant only for promotion, but for protection for both the owner and the tenant, since there is a regulated intermediary in between.
Rentals that exceed 10 days are regulated by different laws and demand the redaction of rental contracts explaining the intention of those rentals.
- Limited number of licenses in popular locations 🏖️
With a limited number of licenses in the most desirable locations, it makes sense to invest now! Projects in close proximity to the beach are not plentiful, and the sooner you enter the market, the greater the chance that your property will be licensed in the best tourist area. 🌍📈
In the long term, this will affect the stability of your investment and will definitely increase the value of your home. - Energy certificate – invest in the future 🌱
Due to the restrictions imposed by the European Union, new regulations require properties for tourist rentals to have an energy certificate. This is a great opportunity to invest in energy-efficient properties that will bring you long-term savings. The certificate demonstrates your concern for the environment and the comfort of your guests, which can also increase your rental value! 🔋💚
In the context of real estate, high energy efficiency means that a building is designed or equipped so that as little energy as possible is needed to heat, cool, light and operate other equipment. This can include, but is not limited to:
Thermal insulation – good insulation of walls, windows, roof and floors that reduces heat loss in winter and keeps the building cool in summer.
Modern heating and cooling systems – e.g. heat pumps, underfloor heating that use less energy to reach the desired temperature.
Efficient lighting – using energy-efficient lighting technologies such as LEDs, which use less energy than traditional incandescent bulbs.
Highly insulated windows – windows with triple glazing or thermal windows that better maintain the temperature inside the building.
Energy management systems – technologies that monitor and automatically adjust a building’s energy use, such as smart thermostats.
- Tourist license valid up to 5 years ⏳
The tourist license is valid for 5 years, and when it expires the owner must apply for renewal. Important note: the license does not transfer to the next owner of the flat with its purchase. Therefore, consider buying a property from the primary market!
6. Landlord safety – no key boxes 🔑
The new regulations also introduce a requirement for tourist rental properties not to use key boxes. Such a system provides greater security for both landlords and tourists, as the key will be handed over in person, reducing the risk of unauthorized access to the flat and allowing tourists to have direct contact with a person on site, e.g., in the event of some sort of emergency 🏡🔒
7. Greater professionalization of the rental market 🌟
8. The new regulations demand to add a tourism license number plate at the door of the property and promote the property on online platforms such as Airbnb or Booking.com. This mean that rentals will be even more secure. It’s a great opportunity to expand access to advertising and renting your property on popular platforms in a transparent and hassle-free way 📲💼.
For the investor, it makes rental management easier and more trusting on the part of tourists.
9- Sustainable tourism development = better long-term conditions 🌿
Decree 9/2024 promotes sustainable tourism development, which means less impact on the environment and more investment in infrastructure. It’s a good time to invest in a region that focuses on taking care of the quality of life of its residents and tourists. 🌍💚
➡️ If you are dreaming of investing in property in the Valencia Region, now is the perfect time! Thanks to new regulations, the tourism market is becoming more stable, professional and sustainable, giving you a better chance of success.
